Living in Cascais: What It's Really Like

Been to Cascais? Add it to your Europe passport.
The short version
Cascais is the seaside town where many of Lisbon's international families live: beaches, good schools and a train to the capital in under an hour. It is one of the most expensive places to rent in Portugal.
Why live here
- Beaches and a seaside promenade on the train line to Lisbon
- International schools and a large English-speaking community
- Very safe and family-friendly
- Lisbon airport, with nonstops to North America, is close
Why not
- Rents above Lisbon's by some measures
- Summer weekends get crowded
- Commuting into Lisbon by car is slow
- Atlantic water is cold even in summer
Living in Cascais means beaches, a seaside promenade, international schools and a train into Lisbon, which is why so many of Lisbon's foreign families settle along this coast. By our estimate, a comfortable single budget is about €2,050 a month, a couple needs around €3,050 and a family of four about €4,300 before school fees. A one-bed in the center runs about €1,300 a month in our estimate.
It suits families, retirees and English-speaking professionals with a solid budget. The trade-offs are some of the highest rents in Portugal, summer crowds and slow car commutes into Lisbon.

Our estimate for a comfortable mid-range lifestyle renting a 1-bed (single), 2-bed (couple) or 3-bed (family of 4, excluding school fees) outside the very center. Budgets add rent, utilities, internet, transit, groceries, 12 inexpensive restaurant meals a month, health insurance of about EUR 60 for a single adult, a gym membership and EUR 350 for leisure, clothes and travel; couple and family budgets use the same proportions as our other cities in the country. They are rounded and are not quotes. Rent: Average of Doutor Financas asking rents (EUR 23.89/m2, September 2026) and INE new leases (EUR 16.43/m2, Q1 2026) for Cascais, times 50 m2, times 1.29 (our existing-city calibration for that source).

Getting around
Cascais, Estoril and Carcavelos sit on the Cascais train line, which runs along the coast into Lisbon's Cais do Sodre in under an hour. Local buses cover the hills. Many families also keep a car.
Lisbon airport, about 30 to 40 minutes by car, has nonstops to many US cities, Canada and the UK. See our Lisbon guide for details.
Daily life and community
Daily life in Cascais is about the coast. People walk or cycle the seafront path to Estoril, surf at Carcavelos and Guincho, and spend weekends in the Sintra hills. The town has a large international community, and English works in most shops, clinics and schools. Evenings are calmer than in Lisbon, and many residents head into the city for nightlife and culture. Locals mix with newcomers, but Portuguese still helps you get beyond the expat circle.
Work, coworking and internet
Cascais has coworking spaces and many remote workers, and a hot desk costs about €140 a month in our estimate. Many residents work in Lisbon. Portugal is 5 hours ahead of US Eastern, giving about 3 hours of overlap.
Healthcare and schools
Portugal's national health service covers legal residents, and there is a public hospital in Cascais plus private hospitals in the area. The coast has many international schools, but places fill early.
The downsides
- Rents. Among the highest in Portugal.
- Crowds. Summer weekends bring Lisbon to the beaches.
- Commute. Driving into Lisbon at rush hour is slow; the train is better.
- Cold sea. The Atlantic stays cool even in summer.
